What Is an Amortization Schedule?

An amortization schedule is a complete table of periodic loan payments, showing the amount of principal and the amount of interest that comprise each payment until the loan is paid off at the end of its term.

Each payment in an amortizing loan covers both interest and principal. Early in the loan, a larger portion of each payment goes toward interest. As the loan matures, more of each payment goes toward principal, accelerating the reduction of the outstanding balance.

How Does the Amortization Schedule Calculator Work?

The calculator uses the standard amortization formula:

Monthly Payment = P Γ— [r(1+r)n] / [(1+r)n βˆ’ 1]

Where: P = loan amount, r = monthly interest rate, n = number of payments

For each payment period, the calculator:

  • Calculates the interest portion β€” outstanding balance Γ— monthly interest rate
  • Calculates the principal portion β€” total payment minus interest
  • Updates the remaining balance β€” subtracts principal from the balance
  • Tracks cumulative interest β€” adds each month's interest to the running total

The result is a complete schedule showing every payment from start to finish, with running totals of interest paid and the remaining balance.

Why Use This Amortization Schedule Calculator?

  • Full Schedule: See every payment from the first to the last β€” not just the first 12 months.
  • Visual Charts: A pie chart shows the total principal vs. interest breakdown, and a line chart tracks the balance over time.
  • Extra Payments: Add an extra monthly payment to see how much interest you save and how much faster you pay off the loan.
  • Pagination: Navigate through the schedule easily with page controls β€” view 12, 24, 36, 60, 120 payments at a time, or see them all.
  • Export CSV: Download the full amortization schedule as a CSV file for use in spreadsheets.
  • Print Ready: The schedule is formatted for printing, with all controls hidden when you print.
  • Free & Private: No registration, no data storage β€” all calculations are done in your browser.

❓ Amortization Schedule Calculator FAQ

What is an amortization schedule?

An amortization schedule is a table that shows how each loan payment is split between principal and interest over the life of the loan. It also shows the remaining balance after each payment.

Why do I pay more interest at the beginning of the loan?

Interest is calculated on the outstanding balance. Early in the loan, the balance is highest, so the interest portion is larger. As you pay down the principal, the interest portion decreases and more of your payment goes toward principal.

What is the difference between amortization and simple interest?

Amortization involves paying off a loan with regular payments that cover both principal and interest. Simple interest is calculated only on the original principal amount, without compounding.

How does making extra payments affect my loan?

Making extra payments reduces your principal faster, which means you pay less interest over the life of the loan and pay off the loan earlier. You can see this effect by adding an extra monthly payment in the advanced options.

What is the rule of 78?

The rule of 78 is a method of calculating interest where more interest is allocated to the earlier payments. Most modern loans use the standard amortization method shown in this calculator.

Can I use this calculator for a mortgage?

Yes! This calculator works for any amortizing loan, including mortgages, auto loans, personal loans, and student loans. Simply enter the loan amount, interest rate, and term.

How accurate is this calculator?

This calculator provides accurate results based on standard amortization formulas. It assumes fixed monthly payments and a fixed interest rate throughout the loan term. Actual loan terms may vary based on your lender.

Is this calculator free to use?

Yes, this calculator is completely free to use. No registration or personal data storage is required. All calculations are performed in your browser.

Can I download the amortization schedule?

Yes! You can use the CSV export button to download the full schedule as a CSV file, which can be opened in Excel, Google Sheets, or any spreadsheet program. You can also print the schedule directly from your browser.

What is the difference between a fixed-rate and adjustable-rate amortization?

A fixed-rate loan has the same interest rate for the entire term, so the payment amount stays the same. An adjustable-rate loan (ARM) has a rate that changes over time. This calculator assumes a fixed interest rate.
